We Simplify Things For You

It all begins with finding your property. The process then moves through three stages: Reservation, Promissory Contract, and the Final Deed.
To proceed, you will need a Portuguese Tax Number (NIF) and a Portuguese bank account (recommended but not mandatory).
If you reside abroad, Portugal Homes handles this bureaucracy on your behalf.

Found the perfect property? The next step is to agree on the price and finalise the reservation.
We can handle the negotiation for you.
You’ll need to make a deposit to secure the property and prevent other offers.
To secure the property, a reservation fee is paid, typically between €6,000 and €20,000, and a short agreement is signed under legal supervision.
A 15-30 day period follows, allowing for due diligence on property licenses. Both the fee and timeline are negotiable at this stage and agreed upon at the time of sale.

The Promissory, known in Portuguese as Contrato-Promessa de Compra e Venda (CPCV), is the legally-binding contract that outlines all the terms of the sale.
It’s safeguarded by the Portuguese Civil Code, which protects both the buyer and the seller.
If the seller quits, they have to repay the double the deposit;
If the buyer quits, they lose the deposit.
Note: If the buyer has the full amount to proceed with the purchase, this step can be promptly skipped ahead to the deed.
However, in 90% of property sales, the promissory is signed to allow for a more flexible timeline.

Signing the deed officially finalises the transaction and transfers property ownership.
For existing properties, the remaining balance is paid (minus any reservation fee, if applicable) and the property is registered by the notary present.
For off-plan properties, your lawyer must verify licenses and debt-free status before registering the property in your name.

Ensures a secure transaction. Your lawyer reviews contracts and records to confirm there are no outstanding debts and that all legal requirements for the sale are met. Although not mandatory we highly recommend you hire legal services to best safeguard your interests. We can refer you to leading experts in the property and investment migration fields.
To proceed, you will need: - Portuguese Tax Number (NIF); - Valid ID card or passport; - Proof of income or financing; - Property documents (provided by the seller). Our Real Estate Advisory service helps streamline this process, ensuring nothing is overlooked and significantly reducing delays along the way.
Makes paying taxes and bills easier. While not strictly mandatory, it is highly recommended. Portugal Homes can assist you in opening an account.
Mandatory for residential properties. This document certifies the property is fit for living. This is a crucial check, especially in Lisbon, due to commercial-to-residential conversions.
A one-off tax paid before the Final Deed. Rates vary by property value and purpose, reaching up to 8% (progressive scale). Exemptions may apply for permanent residences (lower tiers) or urban rehabilitation projects.
Stamp Duty: A one-off 0.8% fee on the deed value. IMI: An annual municipal tax, calculated based on the property's taxable value (Valor Patrimonial).
